A direct sale, step by step
Tell us about the home, walk through it with us, and review any offer at your own pace.
We start by looking at the home in person - then explain what comes next before you make any decision.

Leave your contact information. We usually respond within one business day, Monday through Friday.
We’ll ask a few questions and schedule a walk-through if the home seems like a good match.
We’ll look at the home with you. You do not need to repair, stage, or clean it first.
If the home is a fit, we normally send a written offer within one to two business days after the walk-through.
Our standard offer period is five business days. There is no obligation to accept.
If you accept and title is clear, we can usually close in 14–30 days, or later if you prefer.

We explain the offer and every important term.

You decide whether the offer and timing work for you.

Selling directly can mean fewer repairs, showings, and delays. Listing gives the home more market exposure and could produce a higher sale price.
| Consideration | Direct sale to us | Conventional listing |
|---|---|---|
| Repairs | We buy the home as-is. | Repairs, cleaning, and staging may help attract buyers. |
| Exposure | One direct buyer evaluates the home. | The property is exposed to a wider buyer market. |
| Showings | No open houses or repeated public showings. | Showings and buyer access are normally part of the process. |
| Price | Our offer accounts for the repairs and work we take on. | Broader market exposure may bring a higher price. |
| Timing | We agree on a closing date that works for both sides. | Timing depends on the buyer, financing, inspections, and closing terms. |

We’ll explain the price, closing date, costs, and other important terms. Before asking you to sign, we can provide redacted proof of funds or financing appropriate to the purchase.
Next Shore buys for its own account and does not assign the purchase contract to unrelated investors. Mortgages, liens, taxes, HOA balances, and contract-allocated expenses may still affect your proceeds and will be evaluated case by case.
