Starting the process

What happens after I submit the form?

We’ll contact you using the phone number or email you provided, ask about the home, and schedule a walk-through if it sounds like something we may be able to buy.

How quickly will you respond?

We usually respond within one business day, Monday through Friday. If we cannot reach you, we may follow up twice about the property, then stop.

Does submitting the form create an offer?

No. The form starts a conversation. We need to learn about the home and see it in person before deciding whether we can make an offer.

Do I have to accept an offer?

No. Contacting us, showing us the property, or receiving an offer does not obligate you to sell.

Will you consider every residential property?

We buy homes throughout Hampton Roads, but not every property will be the right project for us.

Condition, repairs, and belongings

Do I need to make repairs before contacting you?

No. You do not need to renovate, update finishes, or complete ordinary repairs before we see the home.

What does selling as-is mean?

It means you can sell without making ordinary repairs or renovations first. The purchase agreement will explain the home’s final condition, possession, and other terms.

Do I need to clean out the property?

Not before contacting us. Tell us what you expect to leave in the house, garage, shed, or yard. We’ll put any cleanup agreement in writing.

Can I contact you about major damage or unfinished work?

Yes. We consider homes with roof, water, electrical, plumbing, structural, HVAC, cleanup, and unfinished-renovation issues. We’ll inspect the property and determine whether it is a project we can take on.

Offer, costs, and timing

How do you determine a cash offer?

We look at the home’s location and condition, comparable sales, needed repairs, and the costs of buying and restoring it. Because we take on the repairs and resale work, a direct offer may be lower than an open-market price.

Is there a fee to contact you or receive an offer?

No. We do not charge for the first conversation, walk-through, property evaluation, or offer.

Do you charge an agent commission?

No. Next Shore Home Buyers does not charge a real estate-agent commission when we buy directly.

Can you provide proof of funds?

Yes. Before asking you to sign, we can provide redacted bank, credit-line, lender, or hard-money verification appropriate to the purchase.

Will the purchase contract be assigned to another investor?

No. Next Shore buys for its own account. We do not sell your inquiry or assign the purchase contract to unrelated investors.

How soon will I receive an offer?

If the home is a fit, we normally send a written offer within one to two business days after the walk-through.

How long is an offer valid?

Our standard offer period is five business days. The actual expiration date will be stated in the written offer.

How quickly can we close?

We can usually close 14–30 days after signing when title is clear, or later if you prefer.

What seller costs can affect my proceeds?

Mortgages, liens, taxes, HOA balances, and contract-allocated expenses may still affect proceeds and will be evaluated on a case-by-case basis.

Can the offer change after I sign?

The signed purchase agreement controls. We would request a change only for a material new fact or a contractual contingency—not ordinary repairs we should have recognized during the walk-through.

What if there is a mortgage, lien, or title problem?

A mortgage is normal. Liens, probate, ownership questions, or other title issues may require extra paperwork or professional help before the sale can close.

Situations and options

Can you consider an inherited or probate property?

Yes. We’ll need to confirm who has legal authority to sell and whether the estate or title needs any additional paperwork. Legal or tax advice may be helpful.

Can you consider a tenant-occupied rental?

Yes, we consider tenant-occupied rentals. We’ll need accurate information about the tenants, lease, deposits, access, and any notices, and the tenant-related obligations will still need to be handled properly.

How is a direct sale different from listing?

A direct sale usually means fewer repairs and showings. Listing exposes the home to more buyers and may bring a higher price. Compare what you expect to net, how much work you’ll need to do, and how long each option may take.

Which cities do you serve?

We focus on Hampton Roads, including Virginia Beach, Norfolk, Chesapeake, Portsmouth, Suffolk, Hampton, Newport News, and surrounding 757 communities.

Are you real estate agents?

No. We buy homes directly for our own account and do not represent sellers as brokers or agents.

Why does your contracting background matter?

We buy houses that need work. Because we are also contractors, we can evaluate the repairs ourselves instead of asking you to plan them.
